mselect is looking to hire a Head of Sales for a construction client in Erbil, Iraq. Candidates must have at least 5 years of residential sales experience. Fluency in English, Kurdish, and Arabic is a must.

Job Purpose
The Head of Sales will lead all sales operations for residential properties, developing and executing strategies that align with the company’s business objectives. This role will ensure that the sales team achieves targets, optimizes customer engagement, and maintains strong relationships with clients and stakeholders. The position requires close collaboration with marketing, project management, customer service, and finance teams to guarantee seamless sales processes and a superior buyer experience.

Key Responsibilities
  • Develop, implement, and monitor comprehensive sales strategies tailored to residential projects, aligned with market trends and customer preferences
  • Lead, mentor, and motivate the sales team to meet and exceed sales targets, providing coaching and performance feedback
  • Manage the full sales cycle, including lead generation, prospecting, client meetings, negotiations, and closing deals
  • Build and maintain strong relationships with prospective buyers, real estate agents, brokers, and other key stakeholders
  • Collaborate with marketing to create and execute promotional campaigns, open houses, property launches, and other sales initiatives
  • Analyse market trends, competitor activities, and buyer feedback to continuously refine sales approaches and strategies
  • Prepare and present regular reports on sales performance, revenue forecasts, and market insights to senior management
  • Ensure all sales activities comply with legal, regulatory, and company policies
  • Oversee post-sale processes, including customer service and support, to maintain high levels of buyer satisfaction and generate referrals
  • Coordinate with the finance team to facilitate payment processing, invoicing, and contract documentation
  • Identify and pursue new sales opportunities, including bulk or corporate sales, investment sales, and partnership opportunities
  • Negotiate pricing, contract terms, and payment plans in line with company policies and market standards
  • Optimize sales processes, pipeline management, and CRM utilization for efficiency and effectiveness
  • Represent the company at industry events, exhibitions, and networking opportunities to enhance brand visibility and market presence
  • Monitor key performance indicators (KPIs) and implement continuous improvement initiatives to drive sales performance

Requirements
  • Education: Bachelor’s degree in business, Marketing, Real Estate, or a related field
  • Experience: Minimum of 5 years in residential sales, with prior experience in a leadership or managerial role highly preferred
  • Languages: Fluency in Kurdish and Arabic is mandatory; English proficiency is an advantage
