mselect is looking to hire a Facilities Supervisor (Mechanical) for a national oil and gas operator in Doha, Qatar. Candidates must have a minimum of 8 years of experience in maintaining and overseeing the maintenance of mechanical and lifting equipment such as elevators, escalators, BMUs, and dumbwaiters. Fluency in English is a must.

Job Purpose
Ensure the optimal performance, safety, and reliability of all mechanical systems and lifting equipment within the client’s headquarters, including elevators, escalators, and BMUs. This role involves planning, organizing, supervising, and coordinating maintenance activities; performing inspections; ensuring compliance with quality, safety, and the client’s standards, statutory and third-party certifications; focusing on using the best practices to maximize performance and minimizing operational cost while maintaining and increasing productivity and effective communication with contractors and stakeholders; and eventually, ensuring the requirements for customers and asset integrity are met.

Principal Accountabilities
  • Supervise and coordinate scheduled and unscheduled maintenance activities for all mechanical and lifting equipment
  • Liaise with contractors to ensure the timely and efficient execution of maintenance tasks
  • Conduct regular inspections of mechanical systems and lifting equipment such as elevators, escalators, BMUs, and dumbwaiters to ensure they meet performance and safety standards
  • Verify the quality of maintenance work performed by contractors
  • Ensure all maintenance activities comply with local safety regulations and standards
  • Conduct risk assessments and implement safety measures as necessary
  • Maintain accurate records of maintenance activities, inspections, certifications, and equipment performance
  • Prepare and submit regular inspection reports on the status and performance of all mechanical systems
  • Communicate effectively with focal points and other stakeholders regarding maintenance schedules, equipment status, and necessary repairs or upgrades
  • Address any concerns or issues promptly and effectively
  • Evaluate and select qualified maintenance contractors
  • Monitor contractor performance and adherence to service level agreements (SLAs) and (KPIs)
  • Identify opportunities for improving the performance, safety, and reliability of mechanical systems and equipment
  • Implement best practices and new technologies in equipment maintenance
  • Develop and manage the maintenance budget for mechanical systems and equipment
  • Monitor expenses and ensure cost-effective maintenance solutions

Key Responsibilities
  • Plan and schedule preventive, Corrective and reactive maintenance activities with contractors
  • Ensure all maintenance activities are performed in a timely and efficient manner
  • Conduct thorough inspections of all mechanical systems and lifting equipment
  • Verify the quality and completeness of maintenance work performed by contractors
  • Ensure all maintenance activities comply with safety regulations and standards, FMS, PTS, and BCS
  • Implement risk assessments and mitigation strategies
  • Maintain detailed records of all maintenance activities, inspections, third-party certifications, and equipment performance
  • Prepare and submit regular reports to management on the status and performance of mechanical and lifting equipment
  • Liaise with FMS, PTS, BCS, end-users, and other stakeholders about maintenance schedules, equipment conditions, noncompliance, and any required repairs or upgrades
  • Provide technical solutions and address any concerns or issues
  • Evaluate and select qualified maintenance contractors
  • Monitor contractor performance and adherence to service level agreements (SLAs) and KPI’s
  • Identify and implement opportunities for improving the performance, safety, and reliability of lifting equipment
  • Stay updated on industry trends and emerging technologies
  • Develop and manage the maintenance budget for lifting equipment
  • Monitor expenses and ensure cost-effective maintenance solutions
  • Follow the RFPS process related to mechanical and lifting equipment in compliance with the service contract
  • Ensure all lifting equipment, third-party inspections and certifications are obtained
  • Review monthly maintenance reports associated with all mechanical and lifting equipment and provide expert observations
  • Responsible for providing necessary support for lifting equipment audits, coordinating with FMS, PTS and BCS
  • Verify the materials and components used in mechanical and Lifting equipment
  • Audit and review the contractor's stock to ensure the availability of fast-moving and critical spare parts on site
  • Ensure daily follow-up on the lifting equipment tracker
  • Ensure that all PPM, CM, and condition reports are recorded accurately into the CAFM system

Decision-Making Authority
  • Make decisions regarding the coordination and scheduling of maintenance activities
  • Prioritize maintenance tasks and allocate resources effectively
  • Ensure all work complies with safety regulations and the client’s standards
  • Make decisions to halt equipment operation if safety is compromised
  • Evaluate and select maintenance contractors
  • Monitor contractor performance and enforce service level agreements (SLAs) and evaluate the contractor (KPIs)
  • Develop and manage the maintenance budget

Requirements

Education:
  • Bachelor's degree in Electro-mechanical, mechanical, or building systems engineering, or a related field
  • Relevant technical certifications are a plus
Experience:
  • Minimum of 8 years of experience in maintaining and overseeing maintenance of mechanical and lifting equipment such as elevators, escalators, BMUs, and dumbwaiters
  • Proven track record of successful maintenance coordination and contractor management
Technical Knowledge:
  • Strong understanding of mechanical and electronic systems related to lifting and mechanical and lifting equipment
  • Proficiency in reading and interpreting technical manuals, electrical schematics, and blueprints
Problem-Solving Skills:
  • Excellent troubleshooting and problem-solving skills
  • Ability to diagnose issues quickly and implement effective solutions
Communication Skills:
  • Strong verbal and written communication skills
  • Ability to explain technical issues to non-technical personnel and stakeholders
Organizational Skills:
  • Proven ability to plan, organise, and manage multiple tasks and projects
  • Strong time management skills
Safety Awareness:
  • In-depth understanding of safety protocols and regulations related to lifting equipment maintenance
