Job Purpose
The Senior Project Manager leads the full lifecycle of electronic security and ELV projects, from initiation through to handover, ensuring safe and efficient delivery in compliance with client requirements, applicable regulations, and international standards. The role drives project governance, stakeholder alignment, and commercial performance within brownfield construction environments, while supporting organisational innovation and growth objectives.
Key Responsibilities
1. Project Initiation & Planning:
- Review contracts, scope documents, BOQs, and tender drawings
- Define project execution strategy and resource requirements
- Develop project schedules, procurement plans, and risk registers
- Conduct site surveys and infrastructure readiness assessments
- Provide direct site supervision to ensure installations are executed as per approved drawings and specifications
- Coordinate daily site activities with engineers, supervisors, and subcontractors
- Ensure compliance with local authority regulations, especially SIRA requirements
- Attend inspections, authority reviews, and ensure timely closure of comments
- Maintain site safety, quality standards, and proper documentation during execution
- Serve as primary liaison between client, consultant, OEMs, and internal teams
- Lead coordination meetings and progress reviews
- Provide regular status reporting to management
- Ensure timely sourcing of approved materials
- Review technical submittals and vendor documentation
- Manage subcontractors and installation partners
- Track project cost vs. budget
- Manage variations, change orders, extensions of time and invoicing milestones
- Effective document control
- Support value engineering initiatives
- Enforce QA/QC procedures and HSE standards
- Approve Method Statements, Risk Assessments, and inspection reports
- Ensure compliance with regulatory bodies (e.g. SIRA)
- Oversee configuration, testing, and system validation
- Coordinate inspections and certification processes
- Lead final acceptance testing
- Deliverables: Prepare and compile as-built drawings, Operation and Maintenance (O&M) manuals, training documentation, asset registers, and warranties
- Handover: Coordinate a seamless transition to operations and Annual Maintenance Contract (AMC) teams
- Manage Defects Liability Period deliverables
- Ensure timely closure of client issues
Requirements
Education & Qualifications:
- Bachelor’s degree in Electrical, Electronics, Telecommunications, or IT Engineering
- Valid SIRA License
- PMP or PRINCE2 certification
- Minimum 10+ years of experience managing Electronic Security/ELV projects in the UAE
- Proven hands-on experience in site supervision within brownfield environments
- Demonstrated track record of delivering multi-million AED projects on time and within budget

- Advanced understanding of UAE regulatory frameworks governing electronic security systems, including Security Industry Regulatory Agency (SIRA) compliance structures

- Strong command of project governance frameworks, stage gate reviews, and executive reporting structures
- Ability to oversee multiple high-value projects while safeguarding commercial performance and delivery standards
- Executive-level risk management capability, including financial, operational, and reputational exposure
- Data-driven oversight using KPIs, dashboards, and performance analytics
- Strong commercial acumen with the ability to protect margin, assess contractual exposure, and manage financial risk
